- Conceptual Estimating Conceptual Estimating is one of the most difficult in the industry to provide, this is due primarily to the lack of information at the time of preparation. At Walnut Creek Consulting we pride ourselves in our ability to work through those limitations and provide our clients the best possible estimate at that time.
- Project Cost Modeling Project cost modeling can be interjected early on in the estimating process, this can occur in the conceptual phase for alignment with similar projects, these project costs may or may not have site conditions included in their costs.
- Schematic Design In the schematic design phase of development the information is still sketchy as to the client’s desires. This is a time in which things really need to get tied down and more in depth investigation needs to take place with the client. Site conditions are often overlooked by many estimators and are not included in the cost analysis. Walnut Creek Consulting will always take site conditions into consideration on our estimates.
- Design Development Moving forward from the schematic phase the team can move into Design development. At this point the team works with the client and Architects to finalize details from building design, site work and interior design, excluding furnishings and fixtures. Now the Architect can produce detailed blueprints so the developed drawings can be submitted for pricing to the estimating consultants.
- Value Management Value management analysis is normally done with the architect to determine as a team, the most probable and cost effective methods for the client without sacrificing the Architectural integrity or aesthetics of the project, this should be done in a recordable format. Walnut Creek Consulting has a proprietary program which we use for our value management analysis.
- Construction Drawings When construction drawings are to proceed it is important for all parties to realize that all issues represented in the conceptual, schematic, and design development stages need to be incorporated into the construction drawings, these need to be reviewed for compliance with the clients wishes.
