Bechtel International
This project was constructed in California in which I had the privilidge of being the Project Manager and senior cost consultant I was under contract through a unique situation providing management expertise to Bechtels Internal staff and leading the management team in the construction process. This particular project was supported with massive footings using # 11 rebar on drilled piers, penetrating 110’. Since this particular project was classified as high security it was critical to include in the drilled pier application, proper instrumentation of seismic gathering equipment. This equipment also needed to be placed in the structural frame of the building to enhance the security and seismic requirements. The center core of the building sported 360 Piers including internal cross beams, with a 10” floor slab, with two mats of # 6 bars @ 18” on centers including seismic monitors.
One interesting issue was the overall construction schedule which included the Design and engineering of the structure. This schedule was produced by the Design team from Chicago, and as the team management leader I was asked by Bechtel to provide an analysis of the schedule, to see if there were opportunities to reduce the time frame from 38 months. After review of the schedule it was determined that this project could be opened within 28.5 months and have the occupancy requirements and Grand opening within that time frame. As a result of this restructuring of the schedule, it was possible to reduce the projects overall cost at a direct savings to Bechtel in the range of $ 3.8 million.
All of the parking facilities infra structure and landscaping were included within the time frame allowing for a complete transitioning and grand opening for the client.
